Marathon stands out for investment-minded buyers because it is the only community in Monroe County that issues weekly vacation rental licenses to any home, with no cap on the total number. This allows for higher rental income compared to other areas. However, the trade-off is a busier atmosphere with more weekend visitors and neighborhood turnover. For buyers seeking a second home that generates income, Marathon is the natural starting point.

The Lower Keys, stretching from the Seven Mile Bridge to Key West, offer a more laid-back feel reminiscent of the old Keys. Monroe County requires a 30-day minimum rental term in most unincorporated areas, resulting in fewer short-term guests and a more residential ambiance. “In the Lower Keys, you almost do not know which houses are rentals,” Tuttle said. Accessibility has improved with direct flights to Key West International Airport from major cities, making it easier for out-of-state buyers. For those valuing tranquility and a slower pace, the Lower Keys are ideal.

The Upper Keys, anchored by Key Largo, benefit from proximity to Miami and its major airports. This area attracts day-trippers and weekend visitors, leading to higher traffic and density. Buyers who want a quick escape from South Florida often choose the Upper Keys, but it may not suit those seeking a permanent relocation or a quiet island life.

Key West offers a unique mix of culture, nightlife, and walkability but has a limited number of short-term rental licenses, which are rarely available and command premium prices. It appeals to buyers seeking an exciting tropical paradise rather than a boating community.

Tuttle advises buyers to consider their daily lifestyle, boating needs, rental income goals, and long-term plans. “It is not one size fits all,” she said.
