Spreadsight, a real estate technology company, has launched an autonomous wholesaling platform at www.spreadsight.ai that uses proprietary artificial intelligence to handle every step of a wholesale real estate deal without human intervention. The platform, built entirely in-house, aims to close the gap in the wholesaling industry where most technology stops at lead scoring or flagging distress signals, leaving the labor-intensive tasks of calling sellers, negotiating, underwriting, and matching buyers to humans.
The platform's AI voice agent makes calls to sellers, asks questions to determine motivation, timeline, and property condition, and negotiates price and terms in real time. An underwriting engine calculates offers using live comparable-sales data and repair estimates, while a buyer-matching engine ranks an investor's cash-buyer network and calls the top match to confirm interest before auto-drafting the assignment contract. This end-to-end automation means a deal can go from first contact to signed assignment without a person picking up the phone.
Founder Daniel Kaufman emphasized the distinction from other solutions, stating, "We didn’t want to build another lead list with a chatbot bolted on top. Every piece of this — the calling, the underwriting logic, the buyer-matching — is proprietary AI we built ourselves, purpose-built for wholesaling. That’s the difference between a tool that flags a deal and a system that actually closes it."
The launch is significant because it addresses a critical bottleneck in real estate wholesaling: the reliance on human effort for time-consuming tasks that often limit deal volume. By automating these processes, Spreadsight allows wholesalers to scale their operations without proportionally increasing staff or hours. This could democratize wholesaling, enabling smaller investors to compete with larger firms. However, the use of AI in negotiations and underwriting raises questions about accuracy, legal compliance, and the potential for reduced human oversight in transactions.
Spreadsight is now available for demo requests at www.spreadsight.ai, targeting wholesalers and real estate investors. The platform is developed by Kaufman Real Estate & Consulting LLC. As AI continues to permeate real estate, Spreadsight's approach may set a precedent for further automation in property transactions, but the industry will watch closely to see how it handles the nuances of deal-making and whether it delivers on its promise of zero human touches.
