REALM, the invitation-only global network of luxury real estate advisors, has announced the availability of REALM Intelligence, powered by Scoop, to its entire membership. The launch addresses a critical challenge facing top advisors: the rapid creation and relocation of wealth that outpaces traditional tracking methods.
REALM Intelligence delivers a personalized monthly report to each member, tailored to their specific market, segment, and client base. The reports are generated from a dataset that aggregates information beyond the reach of any single brokerage, analyzed by Scoop's AI to highlight actionable insights. Each report opens with a detailed analysis of the advisor's local market, including inventory, pricing, absorption, and days on market trends, and benchmarks their performance against the broader network. It also flags aging listings and provides a watch list of market conditions to monitor.
The reports extend beyond local data to examine economic factors affecting the ultra-high-net-worth (UHNW) market, such as liquidity events, executive moves, and corporate relocations, sourced from public filings and REALM's wealth data. These are mapped to the advisor's territory, with companies and connections identified, and where relevant, the report directs advisors to REALM's connection tools to leverage network relationships. All data is grounded in the advisor's own listings and clients, ensuring privacy and relevance.
The significance of this tool lies in its ability to give advisors a head start. As Julie Faupel, Founder and CEO of REALM, explained, "The industry has never had a shortage of dashboards. It has had a shortage of answers. A report telling an advisor their market softened last quarter is not intelligence. Telling them where the opportunity is in their market this quarter, and what to do about it, is. There is $127 trillion moving between generations right now, and trillions more being created outright in a handful of markets. Our members should not have to go looking for it."
Early feedback from members has been positive, with brokers like Bob Pennypacker of Sotheby's International Realty in Healdsburg, California, and Tasha and Michael Osborne of WEC Real Estate in Central Florida, noting that the reports accurately reflect their market conditions and provide valuable foresight.
The development of REALM Intelligence was a collaborative effort with Scoop, involving a pilot group of REALM advisors who reviewed each release and shaped the guidance. Brad Peters, Founder and CEO of Scoop, emphasized the importance of this collaboration: "REALM's members are owners, and each one has spent a career learning their own market; you do not build intelligence for people like that from the outside. So we ran it as a loop. The network told us what was useful and what was noise; we turned that judgment into rules the AI applies to every report, and we shipped again. Within two months we went from a first draft to a monthly report written for each of hundreds of advisors, every one of them reflecting best practice the network itself defined."
REALM Intelligence is now available to all members, with a second release planned that will provide a wealth migration brief, tracking where affluent capital is relocating and its implications for individual markets. This initiative builds on REALM's existing research, such as its 38-page guide to international buyers, and extends it from a network-wide resource to a personalized tool for each advisor.
