Nexum Group AG, a new residential real estate developer focusing on Germany's top-7 cities, has been officially registered, signaling a major move in the country's property market. The company emerged from the strategic realignment of the former Creditshelf AG, with First Capital AG acquiring a majority stake in June 2026. At a recent shareholders' meeting, the company changed its name to Nexum Group AG, amended its articles of incorporation to reflect the new business scope, and elected a new supervisory board.
Nexum's business model is designed to address the critical need for faster residential development in high-demand urban areas. The company acquires residential development projects in Germany's top-7 cities—Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, and Düsseldorf—where building permits are already granted or expected soon. By leveraging technology and data-driven processes, Nexum can quickly analyze, prioritize, and evaluate potential projects, significantly accelerating the screening and execution phases. This approach mitigates typical development risks and shortens project durations to just 15 to 30 months, reducing capital tied up and increasing planning certainty.
Currently, Nexum boasts a qualified deal pipeline with a total development volume exceeding EUR 1 billion, with several projects nearing completion. This scale underscores the company's potential impact on the housing supply in Germany's most sought-after cities.
The leadership team brings extensive experience in real estate, M&A, and capital markets, with a combined transaction value exceeding EUR 30 billion. CEO Philipp von Erffa has over 13 years in the real estate industry and has advised on transactions worth more than EUR 20 billion. He is responsible for investment strategy and scaling the business. CFO Sebastian Holl brings 30 years of finance and capital markets experience, overseeing financial strategy and capital markets. Claudia Vucak, as Chief People & Legal Officer, manages organizational development, legal, and compliance.
The supervisory board includes Dr. Johannes von Bismarck (Chairman), Dr. Annedore Streyl, and Marquard von Pfetten-Arnbach, each contributing expertise in private equity, investment banking, and governance.
Nexum distinguishes itself from traditional project developers by focusing on rapid implementation, high capital turnover, and scalability. Its data-driven systems and partnerships with established general contractors and sales networks ensure efficient project delivery. This approach not only accelerates the development process but also enhances the availability of residential properties in urban centers, addressing a critical market need.
The company's strategic positioning in the top-7 cities, where housing demand consistently outpaces supply, makes it a key player in the German real estate landscape. With a pipeline of over EUR 1 billion, Nexum is poised to make a significant contribution to the residential market, offering a model that could reshape how projects are developed in the future.
