Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Sansiri Public Company Limited. The transaction, expected to close within weeks, concludes a joint venture that transformed a historic 19th-century palazzo into a five-star EDITION hotel. Financial terms were not disclosed.
The property, located on the shores of Cadenabbia opposite Bellagio, was acquired in late 2021 and underwent extensive redevelopment beginning in April 2022. The hotel opened in March 2026 as part of Marriott International's EDITION Hotels portfolio. The redevelopment reduced the room count from nearly 300 to 148 larger rooms and suites, added a new spa and wellness building, and enhanced food and beverage and leisure offerings, including a floating pool and beach club.
For Bain Capital and Omnam Group, the sale demonstrates the value created by repositioning complex assets in markets with strong demand and limited supply. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, noted that the investment aligned with their strategy of focusing on sectors supported by long-term structural demand and opportunities where hands-on capabilities can fundamentally transform an asset. David Zisser, CEO and Founder of Omnam Group, emphasized the ambitious undertaking from acquisition through development to opening, expressing pride in the result and viewing the transaction as a milestone for Omnam.
The acquisition marks Sansiri's strategic expansion into Europe's luxury hospitality sector through the Sansiri Capital fund. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, stated that the purchase advances Sansiri's New S-Curve strategy, strengthening financial resilience and diversifying risk across its global hospitality portfolio. He highlighted the focus on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations, with disciplined capital allocation to maximize shareholder value. Sansiri brings experience from ventures such as The Manner SoHo in New York and the growth of Standard International prior to its acquisition by Hyatt Hotels Corporation.
The sale reflects growing international investor interest in distinctive, experience-led European hospitality assets. For Bain Capital and Omnam, the transaction showcases the combination of real estate investment, development expertise, and leading hospitality partners. Omnam Group continues to expand its European presence with projects in Florence, Venice, Puglia, and Sicily. Marriott International will continue to operate the hotel under the EDITION brand. The completion of the sale remains subject to customary closing conditions and third-party approvals.
